2-14 BAKER STREET PT/08/10830/FULL/TP/1189 Redevelopment of 2-14 Baker Street to provide a mixed use development comprising retail (Class A1) and/or financial/professional services (Class A2) and/or restaurant/cafes (Cpass A3) at part basement and part ground floor, offices (Class B1) at part basement and part ground and the upper seven floors. Plant at roof level, parking within basement.
Objection:

  • We stress that rigorous and precise energy and environmental criteria and controls will need to be enforced by the council.
  • We are disappointed by the lack of public space at ground floor level. We feel there must have been an opportunity to provide even a very small area.Please note we consider the applicant's interpretation of public art to be part and parcel of any building of this scale. Therefore, it should have no ‘value' in terms of the Section 106 Agreement
  • We are assuming that the council will ensure that the land use swap results in a positive impact on the area.
  • We are disappointed that after some fairly interesting early schemes, the final architectural expression is very conservative indeed. Surely this is one street in Marylebone which we could easily see an exciting architectural statement. .

MANCHESTER SQUARE FIRE STATION PT/08/09269/FULL/TP/7430 Use of the fire station from community use sui generis to a 33 bedroom hotel (Class C1). Construction of new five storey building in yard, four storey rear extension and new part basement excavation. Associated internal and external works. (Part of land use swap with Nos. 48, 58 and 63 Gloucester Place)
No Objection: We support the proposed use and the associated use-swaps that are offered. We feel that the proposal will at least allow members of the public to access a building which was in the past off-limits. Moreover, the applicant has recently provided much needed secondary school places in the area (albeit majority fee paying, but better than nothing).

The hotel use seems to suit this quiet street very well, and we would envisage that any disturbance from street level bar or restaurant to neighbours would result in disturbance to rooms upstairs too, which would be of course undesirable for the hotel. This self-policing aspect seems appealing.

We are unable to see any other amenity issues that might be created.

We have a reservation which is that we are very disappointed to see a pastiche approach to this site where a high quality architect could have used a much more exciting modern architectural vocabulary to stand as a foil to the existing. This would have produced a much more stimulating scheme SQ: 24 February 2009
