Objection The proposals appear to have been carefully considered, and in our view would not harm the Mews streetscape but are unsatisfactory in several other respects:
The proposed new first floor is approximately 2.5m away from the rear windows of 58/59 Montagu Square and will therefore have a detrimental effect on the amenity enjoyed by those occupants. The proposal would in our view result in an unacceptable sense of enclosure to the adjoining properties at basement and first floors.
- The sliding clear glass rooflight would cause a loss of privacy to the new occupants since they could be viewed from the windows in 58/9 upper floors. When all the windows and rooflight were open there could be considerable noise nuisance between both buildings.
- Although the south elevation windows are proposed to be fixed shut and with opaque glass, in practical terms there is no way of ensuring that this remains the case in the future. If they were to be open or with clear glass then they would be totally unacceptable.
- The new projecting bay on the south elevation at first floor would cause a loss of privacy to the occupants of nos 58/9 and 60 Montagu Square, caused by side views out into the adjacent windows.

Objection: The applicants contention that the originally proposed ‘crittal' style steel windows is unlikely to be able to be substantiated and the change has almost certainly been made for cost reasons not those given. Objection: The Association believes in encouraging the building of contemporary modern developments in Mews streets rather than the reproduction of historical styles. This site is an opportunity for some 21st century design in our view. The applicant is going to the unnecessary extent of retaining a small and insignificant façade, which the historical study shows has changed over the years, and therefore its full demolition can be justified if a suitably high quality contemporary design was put forward as a replacement. We particularly object to the inexplicably crass way the second garage door is being recreated to hide a modern staircase. A modern design could have more integrity and add far more interest and variety to the conservation area. PV: 12 March 2009
